WHO IS DEB WILLIAMS?


Raised in Alberta, Deb Williams moved to Edmonton in 1980 and has witnessed the city's growth firsthand. Having always loved snooping into open houses and peeking in on new homes under construction, Deb focused in on her passion for Real Estate, becoming a licensed Real Estate Associate 15 years ago. Since then, Deb has been facilitating the purchasing and selling of homes all over the Edmonton Area, receiving numerous certificates of excellence for her efforts. With hard work, determination and years of experience, Deb is dedicated to giving her clients the best service possible!

Buying A Home:


Step 1 ) The first step is to contact a lender (mortgage broker or bank) to get pre-approved for a loan. I am happy to recommend several mortgage brokers that I know and trust!


Step 2) Once you know your budget, we can start the search for your perfect home! You tell me what you are looking for, and I will conduct a market search of available properties with your desired criteria and price range. I will send you listings and set up appointments to view any properties that interest you. 


Step 3) When we find the right property, we will submit an offer. I will guide you through this entire process - from a market evaluation of recently sold and comparable properties, all the way to closing. I will explain, discuss and prepare the Purchase Contract and any additional required documents. I will explain the negotiating process and negotiate all offers and counter offers.


Step 4) Upon acceptance of your offer,  I will assist you through the process of satisfying conditions. I can provide you with the contact information of licensed home inspectors and will attend home inspections with you. I will submit the accepted offer and all additional required documents to your bank or mortgage professional. When applicable, I can provide you with contact information for Condo Document review companies and I will prepare and deliver condition removals or non-waivers to all applicable parties. 


Step 5) On closing day, I will pick up the keys from the seller’s agent/brokerage, deliver the keys to you, and walk through the property with you to ensure that all is well. 


As your buying agent, I am always available to answer any questions you may have and address any thoughts or concerns. 

Selling A Home:


Step 1) As your selling agent I will help you price your property by doing a Comparative Market Analysis (CMA). I will also inform you of the “competition”. The combination of these two things will help us price your home effectively. 


Step 2) I will obtain land title and tax information, explain the home selling process, review, explain and sign contracts and disclosure documents. We will discuss obtaining a current Real Property Report or Condo Documents. 


Step 3) I will place a secure lock box on your property, measure your property, take interior and exterior photos of the property, order “for sale” signs and list your property on the MLS. This listing will also be posted on realtor.ca and maxwellrealty.ca.


Step 4) I will set up property showings with potential buyers and other REALTORS®.


Step 5) I will guide you through negotiating purchase offers and counter offers.


Step 6) I will coordinate property inspection with the buyer, as well as any appraisals required by the buyer’s lender. 


Step 7) I will manage deposits, and provide conveyancing and trust accounting. 


Step 8) I will manage condition removals and extensions. 


Step 9) I will manage the closing process and key release.
